Cottage builds and renovations
Waterfront and rural properties come with their own rulebook — septic, well, shoreline setbacks and a construction season shaped by the road in.
The work
Cottage projects are logistics before they are construction. Access, delivery, waste removal and trade travel all affect the schedule and the price, and pretending otherwise is how cottage builds go wrong.
The regulatory layer is different too: conservation authority approval near water, septic capacity for added bedrooms, well setbacks, and often a shorter permitted building season.
The most common brief is a three-season cottage becoming a four-season home — which means insulation, a heating system, frost-protected foundations, winterised plumbing and a road that gets plowed.
