Renovate with confidence
Quality assurance
We don't believe in shortcuts. We believe in craftsmanship, accountability and results that hold up.
Our quality promise
Quality isn't checked at the end. It's built into every step.
This page sets out the standards, checkpoints and protections we use to keep your project running smoothly, ensure the work meets code and best practice, and deliver a finished result that looks right on day one and performs for decades.
The standards
Eight checkpoints on every project
01
Pre-construction assurance
Quality work starts before demolition. We plan thoroughly so your project runs smoothly and stays predictable.
- Precise site measurements and verification of existing conditions
- Full feasibility review by our design and construction teams
- Third-party engineering engaged whenever structural changes are involved
- Comprehensive permit preparation and City of Ottawa submission
- Detailed scope, allowances and schedule agreed before we start
02
Site protection & safety standards
Your home is a job site for months. It should not feel like one when you walk through it at the end of the day.
- Floor, stair and finish protection installed before the first tool arrives
- Dust containment with zip walls and negative-air where required
- Daily clean-down and secured materials at the end of every shift
- Full compliance with Ontario health and safety requirements
- Boulevard, landscaping and neighbour property protected and respected
03
Trade & partner vetting
The finished result is only as good as the people holding the tools. We work with a long-standing bench of trades, not whoever is available.
- Licensed, insured and WSIB-covered trades on every project
- Long-term relationships rather than lowest-bid subcontracting
- Workmanship standards reviewed with each trade before mobilisation
- Suppliers selected for availability and back-up service, not just price
04
Inspection & compliance
Every project is built to the Ontario Building Code and verified by the authorities that matter.
- All municipal inspections scheduled and attended by our site lead
- Structural, plumbing, electrical and HVAC sign-offs tracked to closure
- Engineer site reviews where drawings require them
- Nothing is closed in until the inspection behind it has passed
05
Internal QA checkpoints
We inspect our own work before anyone else has to. Problems found early cost hours; problems found late cost weeks.
- Checkpoint reviews at rough-in, insulation, board, tile and finish
- Waterproofing and flood tests recorded before tile goes on
- Pre-deficiency walk by the project manager before your walkthrough
- Punch list built with you and closed out in writing
06
Documentation & transparency
You should always know what is happening this week, what it costs, and what is coming next.
- Written scope, selections and allowances tracked throughout
- Change orders priced and approved before work proceeds
- Regular progress updates and site photos
- Photo records of concealed work before it is covered
07
Material quality & sourcing
Specification is where durability is decided. We choose materials that will still perform in fifteen years.
- Products specified for Ottawa's freeze-thaw and humidity swings
- Bonded waterproofing membranes in every wet area
- Reputable local suppliers with real warranty support
- Substitutions only with your written approval
08
Post-project support
Handover is not the end of the relationship. Wood moves, caulking shrinks, and we come back.
- Written workmanship warranty on all completed work
- Seasonal follow-up after the first heating cycle
- Responsive service on warranty items, with a name and a number
- Care and maintenance guidance for your finishes
Common questions
Licensing, permits and warranty
- Are you licensed and insured?
- Yes. Magnolia Construction carries full liability insurance and WSIB coverage, and every trade on site is required to carry the same before they mobilise.
- Do you pull permits?
- We prepare and submit the permit package to the City of Ottawa, coordinate any engineering required, and attend every inspection through to final sign-off.
- What warranty do you offer?
- All work carries a written workmanship warranty, and manufacturer warranties on products are registered and handed over to you at project close.
- How are changes and extras handled?
- Every change is priced and approved in writing before the work proceeds. There are no surprise line items at the end of a project.
